Home water maintenance calendar
A few minutes each season prevents most of the leaks that turn into floods.
| When | Task |
|---|---|
| January | Exercise the main shutoff and fixture valves; check the meter for hidden leaks |
| March | Check washer hoses and ice-maker line; test leak detector batteries |
| April | Clean the AC condensate drain line before cooling season |
| May | Check water pressure with a gauge; inspect irrigation for leaks |
| July | Exercise valves again; look under sinks for drips |
| September | Water heater check and flush (plumber); look for rust or moisture |
| October | Replace filter cartridges (whole-house, RO pre-filters) as scheduled; storm season prep (roof, gutters, drainage) |
| November | Switch irrigation to the winter schedule; turn off watering before forecast rain (smart controllers do this for you) |
| Once a year | Check water heater earthquake straps and your emergency water supply |
| Before trips | Turn off the washer valves or the main water supply |
Leak-prevention picks
- Water leak detectors — Place under sinks, by the water heater and behind the washer.
- Water pressure gauge (hose bib) — Check your home's water pressure in seconds.
- Braided stainless washer hoses — Replace rubber hoses, a common cause of floods.
- Water meter / curb valve key — Lets you close the valve at the meter box.
