Wine country and rural properties
Estates in wine country, De Luz and other rural parts of the valley often have wells, septic systems, long water lines and large irrigation systems. Each brings its own risks.
Wells
- District water quality reports don't cover private wells. Test well water regularly through a certified lab.
- Watch for changes in taste, color or pressure, and have the pump and pressure tank checked periodically.
Septic systems
- Slow drains, gurgling, sewage odors or soggy ground over the leach field can mean trouble. Never handle sewage backups yourself.
- Follow a regular pumping and inspection schedule recommended by a licensed septic professional.
- Keep heavy vehicles and irrigation water off the leach field.
Long service lines & irrigation
- A leak between the meter and the house can run unnoticed. Use the water meter test regularly.
- Large irrigation systems benefit most from smart controllers with flow alerts.
Leak-prevention picks
- Water test kit / TDS meter — Check hardness, chlorine and more at home.
- Smart sprinkler controller (B-hyve, Rachio and others) — Waters by the weather and can flag unusual flow.
- Water leak detectors — Place under sinks, by the water heater and behind the washer.
