Water heater leaks and care
Tank water heaters typically last around 8–12 years, and hard water can shorten that. A failing tank can release dozens of gallons into a garage or closet.
Warning signs
- Rust or water at the base of the tank
- Popping or rumbling sounds (scale buildup)
- Rusty hot water
- Water in the drain pan or around the relief valve pipe
Yearly care
- Have a plumber check and flush the tank to reduce sediment.
- Ask about the anode rod, which protects the tank from corrosion.
- Make sure there's a drain pan under heaters located above finished floors.
- Keep the area around the heater clear so leaks are easy to spot.
Gas water heaters involve combustion and venting. Leave repairs and replacement to a licensed plumber.
Leak-prevention picks
- Water heater drain pan — Catches slow leaks under the tank.
- Water leak detectors — Place under sinks, by the water heater and behind the washer.
- Water test kit / TDS meter — Check hardness, chlorine and more at home.
